Commercial Lawn Care

Your Lawn Is the First Thing a Tenant, Patient, or Customer Judges

PMT Lawn & Landscape provides commercial lawn care and commercial mowing for office parks, retail centers, medical campuses, multifamily communities, churches, schools, and industrial sites, serving Indianapolis and the surrounding areas. Call (317) 910-1257 to walk your property with us, or request an estimate and we will come back with a schedule and a season price.

Commercial turf is a different job than a residential lawn. The acres are larger, the traffic is heavier, and the standard is public. A missed week on a home lawn is a long weekend of catch-up. A missed week on a leasing office lawn is a prospect who drives past the entrance and keeps going. That is why commercial work has to be run as a schedule rather than a series of visits, with the route, the crew, and the equipment set before the season opens.

We build each account around what the property actually is. A distribution center with wide open frontage needs different equipment and a different cut height than a medical office with tight islands, irrigation heads, and patient parking that never empties. We measure the turf, note the obstacles and the drainage, and set a service day that fits how the site is used, then we hold that day for the year.

Scope of Work

What Commercial Lawn Care Covers

The details are what separate a maintained property from a mowed one. Anyone can cut grass. Holding a straight edge along a hundred feet of walkway, keeping trimmer damage off young trees and downspouts, and clearing clippings out of the lot instead of leaving them to wash into a storm drain is the part that shows in photographs and in tenant feedback.

Cut height matters more in Central Indiana than most vendors let on. Scalping cool season turf in July invites weeds and bare spots that take a full season and a seeding to recover. We raise the deck through the heat and drop it in the shoulder seasons, which is a small decision that decides how the property looks in August.

  • Weekly or biweekly mowing at a cut height set for the turf type and season
  • String trimming around buildings, poles, fences, signage, and islands
  • Edging along walks, curbs, and drive lanes to hold a clean line
  • Blowing of walks, entries, and lots so no clippings are left behind
  • Mowing patterns varied to prevent rutting and turf wear in the same lines
  • Turf programs, aeration, and seeding scheduled alongside the mowing route
  • Service notes after each visit documenting what the crew saw on site

Scheduling & Accountability

A Set Crew, a Set Day, and a Number That Answers

Property managers do not have time to chase a contractor. Your account gets an assigned crew and a standing service day, so the people arriving on site already know where the irrigation heads sit, which gate code works, and which corner floods after a storm. When weather pushes the route, you hear about it from us before you hear about it from a tenant.

Crews are uniformed, insured, and briefed on the site map before the first cut. Every visit leaves a note describing what was done and anything that needs attention, whether that is a broken sprinkler head soaking one corner, a shaded strip that will never hold turf, or storm damage in a bed. Those notes are how a portfolio owner keeps a record that survives a change in management.

Pricing is annual and level. We measure the turf areas, set the number of cuts a typical Central Indiana season requires, and quote one monthly figure so your budget is flat instead of spiking in June. If the property needs bed detail, pruning, seasonal color, and cleanups under the same contract, that scope belongs to commercial landscape maintenance, and winter coverage runs through commercial snow and ice services so one contractor is accountable year round. Fall commercial leaf removal can be written into the same agreement so the turf is clear before the last cut.

Property Types

Sites We Keep on a Weekly Route

Each of those has a different pressure point. Retail cares about the view from the road on a Saturday. Medical cares about clear, quiet entrances during appointment hours. Multifamily cares about what a prospect sees on a tour, and about not running a mower past a bedroom window at seven in the morning. We set the route around those realities instead of asking the property to work around ours.

Larger portfolios get one point of contact across every site, one invoice format, and one set of standards, so a regional manager is not comparing four vendors doing four different things to four similar properties.

  • Office parks and single tenant corporate campuses
  • Retail centers, strip centers, and outlots
  • Medical offices, clinics, and senior living communities
  • Apartment communities, condominiums, and HOA common areas
  • Churches, schools, and municipal grounds
  • Warehouse, industrial, and distribution frontage

The PMT Difference

A Lawn & Landscape Company You Can Trust

Homeowners, property managers, and facility teams across Johnson County keep working with us for the same handful of reasons.

02

We treat the property like our own

Clean edges, blown-off walks, straightened bed lines. The details you would notice at your own house are the details we finish every visit with.

Questions & Answers

Commercial Lawn Care FAQs

Weekly through the growing season is standard for most commercial sites, moving to every other week in the slow growth stretches of midsummer and late fall. High visibility frontage sometimes stays weekly all season. We set the frequency during the walkthrough so the contract reflects the property rather than a default package.

Both are available. Most clients take an annual agreement billed in level monthly payments, which keeps the budget flat and locks the crew and service day for the year. Seasonal and per visit arrangements are possible on smaller sites.

Yes. We carry general liability and workers compensation, and we provide certificates of insurance naming the property or management company as required before the first service date.

The route shifts, and you are told when. Cutting saturated turf rips it and leaves ruts that last months, so we would rather move to the next dry day than damage the lawn to hit a calendar. Extended wet stretches get a plan for catching the property back up.

Regularly. We walk the site, document its current condition, and tell you honestly what can be corrected this season and what needs a fall recovery. Transitions are easiest between mowing cycles, but we have taken over properties in July and had them presentable within a few visits.

Yes. Beds, plantings, hardscape repairs, and design work can run under the same relationship. New walkways, seating areas, and grade work fall under commercial hardscape installation, and areas where turf was never going to succeed are usually better solved through commercial landscape design.
