Intentional design gives a property a cohesive exterior that supports the brand, satisfies HOA covenants or municipal landscape ordinances, and leaves an impression on everyone who pulls into the lot. Rows of identical shrubs spaced by habit do the opposite. They make a building read as generic, and within a few years they read as overgrown.
Real design work starts before plant selection. It starts with how people move through the site, where sight lines have to stay open for traffic and signage, which areas get baked by west sun off the building, where water collects after a storm, and what the maintenance crew will realistically be able to keep up with once the install crew leaves. Everything after that is detail.
It also starts with an honest conversation about what the property is for. A medical office building wants a calm, legible approach with nothing obstructing wayfinding. A retail center wants color at the drive entrances where it earns attention. An HOA wants common areas that look cared for from the street and hold up to residents cutting corners across them. A distribution facility wants a compliant, durable buffer that does not become a weekly chore. Those are four different plans, and pretending they are the same plan is how a property ends up with landscaping that satisfies nobody.

What We Plan and Install
Plans are drawn to the site as it exists, with the plant list, the quantities, and the phasing spelled out. If a board or ownership group needs to split the work across two budget years, we sequence it so each phase looks finished on its own rather than leaving a half planted entrance through a winter.
Where the plan calls for structure rather than plantings, walls, walkways, and seating are handled through commercial hardscape installation by the same team, on the same schedule.
A new landscape only holds its look if someone maintains it on a schedule. Most design clients move straight onto commercial lawn care services so the turf around the installation is cut and edged every week. Fall commercial leaf removal keeps new plantings and beds from sitting under wet leaves through their first winter.

Long Term Thinking
Designed for Year Ten, Not Just the First Season
Most failed commercial landscapes were not badly built. They were badly planned. Shrubs installed at eighteen inches on center because it looked full immediately become a solid hedge that blocks a window. A tree set too close to a walk lifts the concrete. A bed that collects runoff kills half its plants the first wet spring and washes mulch across the parking lot every storm after that.
The other quiet failure is maintenance load. A design that needs three shearings, two color changeouts, and constant deadheading to look right will look wrong most of the year, because no commercial budget funds that level of attention indefinitely. We would rather deliver a plan that holds its shape on a normal service rotation than one that only photographs well the week it goes in.
Each of those becomes an ownership liability, and none of them are cheap to correct once the property is occupied. We space for mature size, set grades so water leaves the beds instead of sitting in them, and choose species that handle the specific abuse of a commercial site, road salt at the curb, reflected heat off brick and asphalt, and compacted subsoil left behind by construction.
We also design against the maintenance budget you actually have. Cleaner bed geometry, fewer plant varieties, and more durable species mean the site can be held to standard under normal commercial landscape maintenance rather than requiring constant intervention to avoid looking messy.

We walk the property with you, note the drainage, sun exposure, sight lines, and any covenant or ordinance requirements, then come back with a plan, a plant list, and a price. Revisions happen before install, not during it, which is where most commercial landscape budgets get blown.
It depends entirely on square footage, plant sizes, and how much grading or removal the site needs. We price the plan and the installation together so you are approving a real number rather than an allowance, and we will tell you where spending less makes no visible difference.
Yes, and boards frequently ask for it. We sequence phases by visibility, usually entries and signage first, so each approved stage delivers a finished look on its own.
We design to the covenants or the local landscape ordinance you provide, including buffer plantings, parking lot island counts, and screening requirements. If a requirement conflicts with what will actually survive on the site, we flag it before submittal instead of after inspection.
Yes. Grading, swales, and subsurface drainage are part of the plan when the site needs them. Planting over a drainage problem is the single most common way a commercial landscape fails within three years.
