Commercial Services

When the Snow Hits, You Need a Crew Already on the Way

PMT Lawn & Landscape runs seasonal commercial snow removal and ice management programs, serving Indianapolis and the surrounding areas. Call (317) 910-1257 before the season starts and we will walk the property, map the priority areas, and put an agreement in place, or request an estimate.

Winter weather is a liability problem before it is an appearance problem. An unplowed lot means employees cannot park and customers do not come. An unsalted sidewalk means a fall, an incident report, and a claim. The properties that handle winter well are not the lucky ones. They are the ones with a signed plan, a trigger depth, a defined service order, and a contractor who is already moving while the snow is still falling.

We monitor forecasts and radar through the season and pre-stage crews and material ahead of a named storm rather than waiting for the phone to ring. Service order is set in advance based on your operating hours, so a medical office that opens at seven is cleared before a retail center that opens at ten. You are not competing for attention in the middle of the night.

Scope of Work

What Commercial Snow Removal and Ice Management Covers

Commercial snow removal is more than pushing snow off a parking lot. Where snow gets stacked determines how many spaces you lose and where meltwater refreezes overnight, so we plan piles around drainage and sightlines instead of dropping them at the nearest curb.

Pre-treatment is the most underrated part of the service. Brine or granular material applied before a storm keeps ice from bonding to the pavement, which makes the plow far more effective and cuts the total salt used across the event. It costs a little up front and saves both time and material once the storm is running.

Ice is the part most properties underestimate. A sunny afternoon melts snow off a pile, that water runs across a drive lane, and by evening there is a sheet of black ice exactly where people walk from their cars. We watch refreeze zones on every site and treat them on their own schedule, separate from the plowing trigger, because most winter injury claims come from ice rather than from accumulated snow. Salting and de-icing runs on its own trigger for that reason, and zero tolerance sites get treated whether or not there is enough snow to plow.

Winter is one season of a longer relationship. Most snow clients also run commercial lawn care services from spring through fall, which is how the crew already knows where the turf edges and irrigation heads sit before the first plow event. The same crew handles commercial leaf removal each fall, so lots and drain inlets are clear before the first storm.

  • Parking lot snow plowing with planned stacking that preserves spaces
  • Sidewalk, entryway, and crosswalk shoveling and clearing
  • Salting and de-icing on high traffic drive lanes and walkways
  • Loading dock, dumpster, and fire lane access kept open
  • Pre-treatment ahead of incoming storms to slow ice bonding
  • Storm logs with service times and materials applied

Agreements

How Commercial Snow Removal Pricing Works

Commercial snow plowing is priced one of two ways. Per event billing charges per push at defined snowfall tiers, which suits properties that would rather pay for what actually happens. Seasonal contracts set one number for the whole winter, which suits budgets that need certainty and facility managers who do not want a surprise invoice after a bad February.

Either way, the agreement spells out the trigger depth, what is included in a visit, how salting and de-icing are billed, whether the site runs zero tolerance, and where snow gets stacked. We do not price a site from an aerial photo. We walk it, count the linear feet of sidewalk, note the slopes and shaded areas that ice first, and quote what it will really take.

Winter service fits naturally alongside the rest of the property program. Clients on commercial grounds maintenance already have their site documented by our crews, and commercial hardscape installation work can be planned so entries drain properly instead of icing over every year.

Site Planning

Every Property Gets a Winter Map

Before the first flake, we document the site. Curbs and islands get marked so a plow blade finds them in the dark without tearing up turf or concrete. Snow storage gets chosen where melt will run to a drain rather than back across a walkway. Sidewalk routes are assigned so no entry gets missed at three in the morning when visibility is poor and the crew is working from memory.

That map is what makes the service repeatable. Crews rotate, storms arrive at inconvenient hours, and conditions change fast. A documented plan means the property gets the same treatment on the sixth event of the year as it did on the first.

Spring cleanup is part of the conversation too. Salt residue, plow scrapes on bed edges, and gravel pushed into turf all need attention once the snow is gone, which we fold into seasonal cleanup for clients who keep us on year round.

  • Priority order for lots, drive lanes, and entrances
  • Designated snow storage that protects parking and drainage
  • Marked curbs, islands, and irrigation heads to prevent damage
  • Sidewalk routes and door zones assigned to walk crews
  • Fire lanes, hydrants, and dock doors kept accessible
  • Named contacts and escalation for mid-storm changes

Questions & Answers

Commercial Snow Removal FAQs

It depends on lot size, linear feet of sidewalk, and whether you want per push billing or a seasonal contract. Snow plowing, salting, and de-icing are quoted separately in the agreement so you can see exactly what an event costs before winter starts.

Two inches is the common trigger for plowing, though we set it in your agreement. Salt and ice management often run at lower amounts, since a freezing drizzle on a clear lot can be more dangerous than three inches of dry snow.

Priority sites are serviced so they are clear before opening. During long duration storms we run multiple passes rather than waiting for it to end, which keeps accumulation manageable and protects the surface underneath.

Both, when they are in the agreement. Walks, entries, and crosswalks are where slip incidents happen, so most clients include them. Crews clear by hand or with walk-behind units and apply ice melt at doorways.

Yes. We log service times, conditions, and material applied for each event. That record matters if a claim is ever filed against the property, and it makes budget reviews at the end of the season straightforward.

Overuse can. We calibrate application rates, choose products appropriate to the surface, and are careful near new concrete and planting beds. Sensible pre-treatment usually means less total material across the winter, not more.

Early fall. Route capacity is finite and we hold it for contracted properties. Calling during the first storm of the year rarely ends with a truck on site that day.
